It is founded upon extensive in-house research and forecasting, whereby we continually monitor movements in local property markets, economic indicators and global capital flows.
The investment process covers the entire period of our involvement with a Client and often includes:
The development of a bespoke strategy based on an understanding of the Client's risk return objectives combined with an assessment of forecasted returns. This will include the creation of an optimal portfolio structure to maximise returns whilst minimising risk.
The implementation of Strategy, through the sourcing and assessment of stock and the subsequent appointment and management of third party due diligence providers based on a best in class and fee competitive approach.
The development of individual business plans identifying the risks and opportunities affecting each asset and the subsequent pro-active management to deliver identified asset management initiatives
Periodic performance reviews to assess the suitability and success of the strategy, updating of business plans and, finally, recommendations as to sale.
The KFIM investment Committee, which includes independent representation, is involved at all stages of the investment process, providing our Clients with the comfort that all portfolio activity (purchases, sales and capital expenditure) is subject to independent oversight.
